Queensland's community titles rules call your unit or townhouse a lot and everything around it common property, and the body corporate holds responsibility for the shared part. The split runs straight through the pipes, and it decides who fixes what. The full range of our work is on the Woody Point home page.

Lot Pipes or Common Property Pipes
The body corporate carries the upkeep of shared pipes, sewers, drains and plant. A pipe falls to you only when three things line up: it serves a single lot, it sits within that lot's boundaries, and it avoids any boundary structure.
A boundary structure means a floor, wall or ceiling on the border between two homes, or between a home and shared property. A dropped ceiling is not one. Fail any part of the test and the pipe is common property, so the scheme carries it.

Apartments Compared With Townhouses
In a block of flats, a cold water pipe inside a wall, floor or ceiling on a border belongs to the scheme. A pipe feeding one home only, in a wall that isn't a boundary, is yours.
Townhouse estates flip the test. A supply shared by several lots is common property wherever it runs. A pipe inside one lot's boundary, feeding that lot only, falls to that owner.
Apartment blocks and townhouse estates sit on different plan types, and we read yours before advising whose pipe is whose.

Where to Stop the Water in an Apartment
Close the small shut-off at the affected outlet first. The steps run in order:
- Close the valve at the fixture that's leaking. Every fixture and appliance in your unit has one, and closing it stops water to that one outlet while the rest of the unit keeps running.
- Leave shared valves alone. Your lot's submeter sits in an accessible shared area, never inside the unit, and every strata building subdivided since 1 January 2008 has carried one per lot.
- Know what stays with the scheme. The pipework feeding the submeters from the master meter, the fittings at each meter up to and including its shut-offs, and any meter enclosure remain the body corporate's or the building owner's.
If a fixture has no valve of its own, don't go hunting through shared cupboards. Ring (07) 3523 7172 and we'll talk you through the safe option.

Who Maintains the Source of a Leak
Three sources account for most leaks into the home below, and each belongs to someone different:
The shower tray
You keep it as owner, or your tenant as occupier, regardless of where the tray physically sits. We handle the tray and the fittings on our leaking shower repairs page.
A water heater feeding your home alone
Yours to look after, even where it's mounted on shared property. Only plant shared by several lots stays with the scheme.
A pipe inside a boundary structure
Common property, so the scheme arranges the repair.
In every case, shut the water at the fixture's own valve before anything else, then call.
At the last census, 730 flats and apartments and 250 townhouses stood here alongside 1172 detached houses, so unit work is a large share of our regular run. A burst flexi hose on an upper floor can send water down through the flats beneath, which is why we treat isolation and make-safe work as urgent.
Where lots are sub-metered, Unitywater's concealed leak rules let the lot owner apply for a leak on private property and the body corporate for one on shared land. For water you can hear but not see, our leak detection service traces it first.

Unit and Townhouse Plumbing Questions
Call (07) 3523 7172Is plumbing covered by the body corporate in Woody Point?
No, not all of it. Shared pipes and plant are the scheme's responsibility, while a line serving your home alone, inside its boundaries and clear of any dividing structure, is yours. The plan and the three-part test settle the rest.
Who fixes a burst pipe inside my unit wall?
The wall decides. A pipe inside a boundary structure between two lots belongs to the scheme, so the body corporate arranges the repair. A pipe feeding one home only, in a wall that isn't a boundary, is yours as owner.
Where is the water shut-off in a Woody Point unit?
At the fixture itself. Every tap, cistern and appliance has its own small valve, and closing it stops water to that one outlet. Your lot's submeter sits in an accessible shared area outside the unit, never inside it.
Does the body corporate look after my water heater?
No, a heater that feeds only your home is yours to maintain, even where it's mounted on shared property. Only plant shared by several lots stays with the scheme.
Can I call my own plumber for a leak in my unit?
Yes, for any line that's yours to maintain. For a shared line the body corporate is responsible, and the plan plus the three-part test settles which applies. Either way, the work goes to a licensed plumber.
